Cancellations:
Before the deadline → full refund
After the deadline → first night charged
Amendments: Price may change. If we can’t accommodate your change, normal cancellation rules apply.
Payment: Balance due on arrival unless already paid. Extras payable before departure.
Behaviour: We may end your stay if behaviour causes disturbance to others.
Damage: Guests are responsible for any damage caused during their stay.
Data: Your details are handled securely and processed by our booking provider, eviivo.
These terms explain the agreement between Black Swan Guest House (“we”, “us”, “our”) and you, the person making the booking. By placing a booking, you agree to these terms. All bookings are governed by English law.
A booking is confirmed once:
we have sent your booking confirmation, and
we have received either full payment, a deposit equal to the first night, another agreed amount, or agreed to take payment on arrival or departure.
You must be over 18 and able to enter into a legally binding agreement.
Your confirmation email includes a reservation number — please keep this safe in case you need to amend or cancel your stay.
Prices are per room, per night.
Prices do not include optional extras unless stated.
Prices apply only to the number of guests, dates, nights, and rooms shown on your confirmation.
If, in the rare event, we cannot accommodate you as booked, we will offer alternative accommodation. If the alternative is cheaper, we will refund the difference. If it is more expensive, you will need to cover the additional cost.
Your check‑in and check‑out times are shown on your booking confirmation.
If you need to arrive outside these times, please contact us in advance. Arriving outside the agreed times without notice may result in your booking being cancelled, and charges may apply as per the cancellation policy.
Cancellations
Cancel on or before the cancellation deadline → full refund, including any extras.
Cancel after the deadline → you will be charged the value of the first night, including any extras for the duration of your stay.
Amendments Changes to dates, room type, number of nights, or number of guests may affect the price. If we cannot accommodate your requested change and you cancel before the cancellation deadline, you will receive a full refund. If it is after the deadline, the usual cancellation charges apply.
The total amount due is shown on your booking confirmation. Payment is taken at the time of booking or on arrival, depending on what was agreed.
Any additional items or services during your stay must be paid directly to us before departure.
Our total liability to you is limited to the cost of your booking, except where the law states otherwise (such as injury caused by our negligence).
We are not responsible for events outside our reasonable control.
You are responsible for any damage or loss caused to our property by you or anyone in your party. We may charge you the reasonable cost of repair or replacement.
We may end your stay immediately, without refund, if your behaviour causes disturbance or nuisance to other guests.
We handle your personal information in line with current data protection laws.
Your details may be shared with our booking software provider, eviivo Limited, which may process data outside the EU where necessary. By making a booking, you agree to this processing
